Inspection contingencies can be really stressful when listing your home and this is a perfect story of that: These two had lived in their home for 40 years and knew it was time to downsize. This couple was elderly, had a disability and were so busy because they were trying to move into an assisted living facility. Their home was perfect for them yet, to the housing market it would automatically be labeled as needing a ton of work. The couple didn’t know where to start, though I already had a full game plan. Some people think that all agents prepare their sellers the same way, that can’t be further from the truth. We ordered a pre-inspection, got a full punch list of repairs, we scheduled all the work for them and I was able to give them a $18,800 loan at 0% interest for needed home improvements. We got it listed a few weeks later and got multiple offers! They ended up accepting one offer with an inspection contingency.
