Does every house or client qualify for Zero Cost Renovation System ( ZCRS)?
ZCRS clients are determined on a case-by-case basis. Things we look for are:
• The extent of repairs necessary
• The amount of equity in your property
• Whether or not Zach Entwistle was court-appointed in your case
• Terms in the court order
Is there a cost to use the ZCRS?
We do not charge any interest or any fees for advancing costs.
Do you disburse the money to me, or do you pay the contractors directly?
We pay the contracted professionals directly.
Is there a limit to how much Zach will advance through ZCRS?
In terms of limits, it is very case by case. Our average spend to get a home market ready is $37,000 and have spent more and less on different homes.
We make our recommendations on what to spend money based on what we think will have the best return on investment. If we don’t believe that a home flipper would make that repair in order to increase their net return on investment, we will not recommend the repair.
Do I have to be home to meet the contractors or professionals?
This is one of the beauties of this system…we take care of that for you. 15% of our listing are where the owners no longer live in or near the homes. We coordinate access for the contractors and provide all parties with a weekly walk through video showing the progress made in the past 7 days.
If the house doesn’t sell, do I have to pay Zach back?
Yes. Our contract is a personal loan, to be paid back at close of escrow. If escrow does not close, then it is due within two weeks, subject to interest.
Do you have cash investors who can buy my home as-is?
If we are looking for a quick sale with minimal repairs, I recommend we do a full inspection of the major systems to include a structural inspection, furnace inspection, septic service/pumping, sewer line inspection and well test. Then we list the home as is providing all of of this information so investors have all their questions already answered. This can take less than 2 weeks.
How long does ZCRS take?
As long as 90 days and as short as 2 weeks. Not including the time to meet and discuss the specifics with each party.
We realize that there is often a tension between the parties over 2 factors. Getting the home sold quickly and getting top dollar from the sale. We will mediate the process between the 2 involved parties and come up with custom plan based on the unique aspects of the case.
Do you ever help cover the mortgage as part of your program?
Yes, on a case by case basis. We currently do this for about 20% of the Family Law cases where I am appointed on. It is most often used when both parties are no longer living in the home and their financial situation doesn’t allow for them still pay for the home while paying for their current housing. Typically I will only cover for around 90 days while we get the home prepped for sale.
Do I have to be going through a divorce to use ZCRS?
No. We use this system for many other types of clients selling their home. These include but are not limited to: divorce, relocation, downsizing, probate/trust work, and rentals.
